  1. Pre-listing visit. I walk your home and prepare a written CMA — no guesswork, no flattering numbers to win the listing.

  3. Preparation. Staging consultation, professional photography, drone (where appropriate), floor plan, video, and Matterport.
  4. Marketing. MLS, two-tier digital advertising (Google + Meta), agent-network outreach, signage, and broker open house.
  5. Showings & feedback. Real-time feedback summaries, not "everyone loved it."
  6. Offer review. Written offer comparison, including price, conditions, deposit, and closing date.
  7. Negotiation & close. I negotiate firmly and respectfully, then manage the conditional period through to closing.

Commission

Commission is negotiable and I'll quote you transparently in our first meeting. I will not promise you the highest sale price or the lowest commission — I'll quote you the price the market will actually pay and the rate that funds a marketing program that delivers it.
