Everything to gather and prepare before your Mississauga or GTA home hits the market.

What's on the checklist

1. Documents to gather

  • Property tax bill (most recent)
  • Current mortgage statement / payout information
  • Survey or sketch of the property, if available
  • Condo status certificate and by-laws (condo sellers only)
  • Warranties for major systems and appliances (furnace, roof, windows)
  • Permits for any renovations completed while you owned the home
  • Utility provider contact information (for closing adjustments)
  • A copy of the RECO Information Guide provided by your agent

2. Getting the home ready

  • Declutter each room, closets and storage included, buyers open them
  • Deep clean (or book a professional cleaning) before photography
  • Complete minor repairs: touch-up paint, leaky faucets, loose hardware, burnt-out bulbs
  • Address anything a home inspector would likely flag
  • Improve curb appeal: lawn, entryway, exterior touch-ups
  • Depersonalize spaces, family photos and strong personal decor down
  • Plan staging (see our staging & photography guide for what to prioritize)
  • Schedule professional photography, do not rely on phone photos for the listing

3. Understanding the legal side

  • Review and understand your listing/representation agreement, including how your agent is compensated (TRESA requires this to be clearly set out)
  • Confirm who your agent represents in the transaction (you, the buyer, or both, under Ontario's representation rules) and ask questions if anything is unclear
  • Know your disclosure obligations, be upfront about material defects
  • Line up a real estate lawyer before you need one, not after an offer arrives

4. Pricing & listing

  • Get a Comparative Market Analysis (CMA) from your agent, a real analysis, not a generic online estimate
  • Understand your pricing strategy and why (see our pricing strategy guide)
  • Set a target timeline and understand what days on market means for negotiating leverage in the current market
  • Confirm your net proceeds estimate before you commit to a list price (use the Seller Net Proceeds Calculator)

5. Showing-ready

  • A clear leave-for-showings routine (pets, valuables, personal items)
  • Lighting, open blinds and curtains, replace dim bulbs
  • Neutral scent, no strong air fresheners or cooking smells before a showing
  • Beds made, counters cleared, floors clean before every showing

6. Offer day

  • Understand what conditions (financing, inspection) typically appear in an Agreement of Purchase and Sale, and what waiving one means
  • Know your walk-away number before offers arrive, not during negotiation
  • Ask your agent to explain any multiple-offer process clearly before it happens

7. Closing

  • Confirm your mortgage discharge instructions with your lender
  • Confirm your lawyer has everything needed for the statement of adjustments
  • Arrange movers and confirm your closing-day logistics
  • Cancel or transfer utilities effective your closing date
