What buyers see first

Over 95% of GTA buyers start online. Your first 6 listing photos decide whether they book a showing or scroll past.

Staging math

Light staging on a $1.2M Mississauga detached typically costs $2,500,$4,500 for 4,6 weeks. Properties that sold staged in 2025 moved 9 days faster on average and achieved 2,4% higher sale prices than unstaged comps. On a $1.2M sale, that's $24k,$48k.

Photography standards I require

  • Daylight twilight exteriors where appropriate
  • Wide-angle interior shots, levelled, flash-balanced
  • Drone for lots over 50' frontage or premium streets
  • Floor plan with square footage
  • Walk-through video and Matterport for condos and unique layouts

What I include in my listings

Staging consultation, professional photography, floor plan, drone (where appropriate), video, social ad spend, and a written pricing memo, at no extra cost to you.
