What landlords actually verify

  • Stable income — typically gross monthly income of 3× rent
  • Credit score (650+ is comfortable; I can help if you're below)
  • Employment letter and last 2 paystubs
  • References from previous landlord(s)

What landlords cannot legally ask for

  • Damage deposits (illegal in Ontario)
  • Post-dated cheques as a condition of the lease
  • More than first and last month's rent at signing
