For Renters
Lease with confidence, not crossed fingers.
GTA rentals move fast, especially condos in Square One, Port Credit, Mimico, and Liberty Village. Winning them is rarely about luck. It's about being the most prepared, most professional applicant in the inbox.
How I work with renters
I represent tenants the same way I represent buyers, full-service, honest, and prepared. Most landlords pay the leasing agent's commission, which means my services typically cost you nothing.
The rental process, step by step
Here's exactly what to expect from first search to move-in day.
- 1
Finding a Rental
Curated listings matched to your budget, commute, and lifestyle.
- 2
Viewing
Scheduled showings, in person or virtual, with honest feedback.
- 3
Application
A polished tenant package that stands out in a crowded inbox.
- 4
Documents
Credit, employment letter, paystubs, ID, and references, ready to go.
- 5
Landlord Review
I follow up, answer questions, and advocate for your offer.
- 6
Lease
Ontario standard form review, additional terms, and what's negotiable.
- 7
Move In
Key handoff, utilities, and building setup coordinated for you.
What you get
- Tenant package preparation, credit, ID, employment, references, cover letter
- Curated showings, I filter listings against your real criteria, not just price
- Lease review, Ontario standard form, additional terms, and what's actually negotiable
- Move-in coordination, utilities, building setup, and the small details
What landlords actually verify
- Stable income, typically gross monthly income of 3× rent
- Credit score (650+ is comfortable; I can help if you're below)
- Employment letter and last 2 paystubs
- References from previous landlord(s)
What landlords cannot legally ask for
- Damage deposits (illegal in Ontario)
- Post-dated cheques as a condition of the lease
- More than first and last month's rent at signing
