What landlords actually verify
- Stable income — typically gross monthly income of 3× rent
- Credit score (650+ is comfortable; I can help if you're below)
- Employment letter and last 2 paystubs
- References from previous landlord(s)
What landlords cannot legally ask for
- Damage deposits (illegal in Ontario)
- Post-dated cheques as a condition of the lease
- More than first and last month's rent at signing
