How I work with buyers
Real estate isn't about closing a transaction — it's about putting you in the right home, in the right neighbourhood, at the right price, with no surprises after closing. Every buyer I work with starts with a free, no-pressure consultation where we map out goals, timeline, budget, and the must-haves vs. nice-to-haves.
The process, step by step
- Discovery call. We talk through your situation — financing, neighbourhoods, life stage. No commitment.
- Pre-approval. I introduce you to mortgage brokers who actually shop the market — not just your bank's posted rate.
- Neighbourhood shortlist. I prepare a written shortlist with comparable pricing, commute times, and school catchments.
- Showings. I tour the shortlist with you. We narrow quickly so you're not burning weekends.
- Offer strategy. Written comparable-market analysis, conditions tailored to the property, deposit structure.
- Conditions period. Inspection, financing, status certificate review (condos) — handled professionally.
- Closing. Lawyer referrals, final walkthrough, key handover. I'm there the whole way.

What buyer representation actually costs you
In Ontario, the seller traditionally pays both sides of the commission — meaning my services as your buyer's agent typically cost nothing out of pocket. We'll discuss this transparently before you sign anything; you'll always know exactly what you're agreeing to.
