Why Mississauga in 2026

Mississauga remains the GTA's most balanced market, strong rental demand, expanding transit (Hurontario LRT), and a deep mix of detached, semi, and condo stock. For buyers, that means optionality: you can prioritize commute, schools, or square footage without leaving the city.

Neighbourhoods to watch

  • Port Credit & Mineola, waterfront, walkable, premium detached pricing.
  • Streetsville, heritage main street, family-friendly, strong school catchment.
  • Square One / City Centre, condo-dense, transit hub, investor activity.
  • Erin Mills & Churchill Meadows, established family neighbourhoods with newer builds.
  • Meadowvale & Lisgar, value detached pricing, GO Transit access.

Deposit, down payment, closing costs

A typical Mississauga offer carries a 5% certified deposit within 24 hours of acceptance. Plan your closing budget around:

  • Land Transfer Tax, Ontario LTT only (no municipal LTT outside Toronto).
  • Legal fees, $1,800,$2,800 typical.
  • Title insurance, status certificate (condos), and adjustments.

Offer strategy

Mississauga rarely sees the bidding-war frenzy of central Toronto, but well-priced detached homes in Port Credit, Lorne Park, and Mineola still see multiple offers. I structure offers with clean financing windows, realistic deposits, and conditions that protect you without scaring sellers.
