Frequently asked questions

Q.Do newcomers need Canadian credit history to rent in Ontario?

Not always. Many landlords accept alternatives such as an employment letter, proof of funds, a guarantor, or a larger first-and-last-month deposit. Requirements are set by each landlord within Ontario law.

Q.Can I buy a home as a newcomer or on a work permit?

It is often possible. Several Canadian lenders offer newcomer mortgage programs. This depends on your status, income and down payment. Speak with a licensed mortgage professional.

Q.Is tenant insurance mandatory in Ontario?

Ontario law does not require it, but most landlords ask tenants to carry tenant (renter) insurance as a condition of the lease.

Q.Which GTA cities are most newcomer-friendly?

Mississauga, Brampton, Etobicoke, North York, Scarborough, Vaughan and Markham all have strong newcomer communities and transit access. Fit depends on budget, commute and community.

Q.Is this advisor legal or immigration advice?

No. It is educational only. For legal, immigration or mortgage advice specific to your situation, consult a licensed professional.
