The two pricing schools
Every seller in Mississauga eventually hears two contradictory ideas: "price low to start a bidding war" and "price at market to attract serious buyers." Both can work, neither always does.
When under-listing works
Under-listing creates urgency when inventory is tight and the property is broadly appealing (3-bed detached, family neighbourhood, no major condition issues). For Port Credit, Lorne Park, and Streetsville detached under $2M, this is still common.
When market pricing works
For higher price bands ($2M+), unique properties, or slower seasons, listing at expected value attracts qualified buyers without the disappointment cycle of an under-list that fails to draw multiple offers.
Comparable selection
Real comps must be:
- Within 90 days
- Within 500m where possible
- Truly comparable in lot, layout, and finish
