# School Boundary Research for GTA Homebuyers: What to Verify Before You Rely on a Listing

Quick answer: Never rely on a GTA listing's school name as a guarantee of school attendance. School boards assign addresses using current attendance boundaries, and boundaries or program rules can change. Before making a school-dependent purchase, enter the exact property address into the applicable board's official locator and check for boundary reviews, capacity limits and separate rules for French Immersion or other specialized programs.

Why “Great School District” Is Not Enough Due Diligence

A neighbourhood name can cover multiple attendance areas. A property on the opposite side of one street may feed to a different school, and specialized programs can use different eligibility rules. Third-party real estate sites are useful for discovery, but they should not be the final authority for an address-specific school decision.

The TDSB itself warns that map boundary lines are approximate and directs users to its address-based school search for specific designated home schools. Halton District School Board also provides an address-based local school tool and separately lists active boundary reviews. That is the model buyers should follow across the GTA: use the board's current tool, then investigate changes under review.

Address-Level Verification Workflow

  1. Identify every relevant board for your household (public/Catholic and English/French where applicable).
  2. Enter the exact street address, not just postal code or neighbourhood.
  3. Save or screenshot the result with the date checked.
  4. Look for current or upcoming boundary reviews.
  5. Confirm specialized program eligibility separately.
  6. If school assignment is critical to the purchase, contact the board directly before becoming firm.

GTA Examples

  • Mississauga/Brampton: verify with the Peel District School Board and/or Dufferin-Peel Catholic District School Board tools.
  • Toronto/Etobicoke/North York: verify with TDSB/TCDSB as applicable.
  • Oakville/Milton: verify with HDSB/HCDSB as applicable and review active boundary studies in fast-growing areas.

What a Real Estate Article Should Never Promise

Avoid language such as “this home guarantees access to School X” unless the board has given property-specific confirmation and the statement is still current. Even then, present the date checked because boundaries and capacity can change.

Why Listings Aren't the Authoritative Source

A listing description mentioning a specific school reflects information at the time it was written, and boundaries can be redrawn between school years, especially in fast-growing areas of the GTA. The only authoritative source is the relevant school board's current boundary tool or direct confirmation.

How to Verify School Boundaries

  1. Check the relevant school board's official boundary tool (Peel District School Board, Toronto District School Board, Halton District School Board, etc., depending on the area) using the specific property address.
  2. Contact the school board directly if the online tool is unclear or if you want written confirmation, especially for a property near a boundary line.
  3. Ask about any planned boundary reviews, growing areas sometimes have boundary changes announced in advance for future school years.
  4. Confirm French immersion, gifted, or specialized program boundaries separately, if relevant, these sometimes differ from the general boundary.

What Not to Assume

  • Don't assume a property's proximity to a school guarantees enrollment there, boundaries don't always follow simple proximity.
  • Don't rely solely on third-party real estate sites' school boundary overlays, which can be outdated, verify with the school board directly.
  • Don't assume boundaries are permanent, check for any announced or pending changes, especially in newer developments.

Verification Checklist

StepConfirmed?
Checked the relevant school board's current boundary tool for the specific address
Contacted the school board directly for confirmation (especially near boundary lines)
Checked for any announced or pending boundary changes
Verified any specialized program boundaries separately, if relevant

Why This Matters for Your Decision Timeline

If school assignment is a significant factor in your purchase decision, build boundary verification into your due diligence timeline before you're firm on an offer, not after closing, when a boundary surprise can't be addressed.
