# Buying Near Eglinton: How to Verify Transit Status, Noise, and Access

Quick answer: Buyers near Eglinton should separate the operating Line 5 corridor from the Eglinton Crosstown West Extension construction zone. As of August 2026, Metrolinx says the 9.2-kilometre west extension from Mount Dennis toward Renforth is under construction, and July 2026 updates show station excavation and major road realignment work in Etobicoke. Verify the exact project segment, access changes and construction notices for the property you are considering.

August 2026 Eglinton West Construction Update

Metrolinx reported in July 2026 that excavation had started at four underground station locations at Martin Grove, Kipling, Islington and Royal York. A separate July notice describes a road realignment near Kipling that is expected to remain in place through station construction. These are the kinds of property-level details buyers should check because “near Eglinton” can mean very different construction exposure from one intersection to the next.

Do Not Mix Up the Projects

A property around Yonge-Eglinton or Cedarvale relates to the existing Line 5 corridor and surrounding development context. A property around Royal York, Islington, Kipling, Martin Grove or Renforth may be affected by the west extension's active construction. Search the exact address and nearest project segment instead of treating Eglinton as one uniform transit story.

Buyer Site-Visit Checklist

Visit more than once if the property is close to active work. Check:

  • weekday rush-hour access;
  • evening/noise conditions;
  • driveway or condo-garage access;
  • bus-stop relocations or pedestrian detours;
  • the orientation of bedrooms/balconies toward the construction area;
  • current Metrolinx notices for the nearest intersection.

Transit Benefit vs Construction Cost

Future rapid-transit access may be attractive, but buyers should not assign a guaranteed price premium or a fixed completion date. The more defensible approach is to document what exists today, what is officially under construction, and what your daily routine would look like during the remaining work.

Condo Buyer Extra Step

If you are buying a condo near a construction zone, ask whether the corporation has received notices about access, vibration monitoring, easements, property impacts or other project correspondence that should be reviewed with the status certificate and your lawyer.

Why Verification Matters More Here

Eglinton corridor projects have had a long and, at points, complicated construction history, with completion timelines that have shifted. Buyers relying on general awareness that "the Crosstown is coming", without checking current status, risk misjudging both the ongoing construction impact and the realistic timeline for the line's benefits.

What to Verify Before Making an Offer

  1. Current construction status for the specific segment near the property, check Metrolinx's Eglinton Crosstown West Extension page directly.
  2. Noise and construction impact, visit the property at different times of day if construction is active nearby; ask neighbours or the listing agent about documented impact.
  3. Access changes, road closures or altered traffic patterns near active construction can affect daily convenience.
  4. Expected completion timeline, stated with source and date checked.
  5. Toronto Official Plan context for the area, if relevant to future development density near the corridor. Toronto Official Plan

What Not to Do

  • Don't rely on general public perception of the project's status, verify directly with Metrolinx.
  • Don't assume construction noise/impact has ended just because a segment appears complete, confirm current status.
  • Don't skip an in-person visit at different times if construction is active near the property.
