This diagnostic reviews the information you enter about your own listing. It does not evaluate any other registrant's work, does not conclude that your home is overpriced, and does not predict when your home will sell.

How it works

Three simple steps

  1. 1Describe the listing

Days on market, approximate showing count, price changes, photo quality, preparation, showing availability, competition and the feedback you have received.

  2. 2Review four category scores

Price, presentation, exposure and access are scored separately so you can see which one is most likely holding showings back.

  3. 3Take the questions to a strategy review

The diagnostic produces prioritized actions and specific questions to raise with your REALTOR® at your next listing review.

Benefits

Why renters & buyers use it

  • See which of the four levers to look at first.
  • Get concrete questions instead of vague frustration.
  • Prepare for a productive listing strategy conversation.
  • Free, private and educational.

Educational context

How this works in Ontario

Showing volume is mostly a function of how a listing appears to buyers before they arrive: the price relative to comparable competition, the photography and first impression, the marketing exposure, and how easy the home is to book. Few showings and no offers usually point to price or presentation. Many showings and no offers usually points to condition or expectations once buyers are inside.

What your result means

Read your result carefully

This is an educational review of the information you entered. It does not determine that your home is overpriced, it does not assess any other REALTOR®'s performance, and it does not predict when your home will sell. If you are currently under a listing agreement with another brokerage, this page is not intended as a solicitation.
