Not every smart home gadget pays you back at resale. Here's an honest look at which upgrades GTA buyers actually value, and which ones are just nice-to-haves for the current owner.

Upgrades That Add Real Value

Smart thermostats, video doorbells, and integrated security systems have become genuine buyer expectations in many GTA segments, particularly among younger buyers, and are relatively inexpensive to install.

Upgrades That Are Mostly Novelty

Highly customized or proprietary smart home ecosystems, elaborate lighting scenes, and single-brand voice assistant integrations often don't transfer well to a new buyer's preferred ecosystem and rarely move the needle at resale.

  • High-value: smart thermostat, video doorbell, integrated security/monitoring
  • Moderate value: smart locks, connected garage door openers
  • Low resale value: elaborate proprietary lighting or entertainment systems
