Offering below the list price used to be almost unthinkable in the GTA. In today's more balanced market, it's a legitimate strategy, but only when it's built on evidence, not guesswork.

A below-asking offer only works when it's grounded in comparable sales, days-on-market data, and an honest read of the property's condition, not just a gut feeling that a home is 'overpriced.'
