# Don Mills or North York Centre? Compare Transit, Home Types, and Future Fit

Quick answer: Don Mills offers a mix of established housing and newer development around the Don Mills/Eglinton area, with Line 5 Eglinton now in service, while North York Centre offers dense, subway-connected (Yonge line) condo living around Mel Lastman Square. Buyers should weigh housing type preferences and transit needs against current comparable pricing for each area.

Neighbourhood Character Comparison

Don Mills offers a mix of established mid-century housing, newer condo and townhouse development, and proximity to the CF Shops at Don Mills retail centre, with Line 5 Eglinton providing east-west rapid transit.

North York Centre is a dense, high-rise condo corridor along Yonge Street with direct subway access, anchored by civic amenities around Mel Lastman Square.

Questions to Help You Decide

  • Do you prioritize a mix of housing types and moderate density (Don Mills) or dense, subway-direct condo living (North York Centre)?
  • What's the current status of transit projects relevant to your target area, and how does that affect your timeline expectations?
  • What does current comparable pricing look like for your target property type in each area?

2026 transit update: Don Mills now benefits from Line 5 service

One of the biggest changes to this comparison is no longer hypothetical. TTC Line 5 Eglinton began service in February 2026, changing east-west transit along Eglinton and connections through the Don Mills area. North York Centre, meanwhile, remains directly on TTC Line 1 along Yonge Street.

That makes the decision less about 'future transit' and more about which network serves your real destinations. Don Mills also has a wider mix of detached homes, townhouses and condos across different pockets, while North York Centre is much more high-rise and transit-dense.

Future-fit checklist

  • Map your commute using current Line 5 and Line 1 service.
  • Decide whether you want high-rise convenience or a broader mix of housing types.
  • Compare condo fees/status certificates where applicable.
  • Check nearby construction and planned development for the exact address.
  • Visit on weekdays and weekends to test traffic, noise and pedestrian activity.
